Air Conditioning Inspections
 


The Energy Performance of Buildings Regulations 2007 introduced a statutory obligation on any person who controls the operation of an air conditioning system to ensure that the system is inspected by the relevant inspection date.

Unlike the requirements for Energy Performance Certificates, these air conditioning inspections are not triggered by sale or rental, but have been given definite deadlines for compliance.

These are -
  •  First inspection of all existing air conditioning systems over 250 kW cooling capacity must be completed by 4 January 2009.

  • First inspection of all existing air conditioning systems over 12 kW must be completed by 4 January 2011.

  • New air conditioning systems over 12 kW installed after January 2008 must be inspected within 5 years of being put into service
Recent reports indicate that a large number of buildings have and not and will not be able to meet these deadlines and are therefore running the risk of fines and prosecution. Inspections will examine, amongst other things, the refrigeration and air movement equipment that make up the system, system controls, any documentation relating to the operation and maintenance of the system. Our inspectors will estimate whether the system is suitably sized for the cooling loads and will provide advice on ways in which the performance of the system might be improved.
